Draft Amendment 20 to Blue Mountains Local Environmental Plan 2015
Blue Mountains City Council has prepared a Planning Proposal for draft Amendment 20 to the Blue Mountains Local Environmental Plan (LEP) 2015 and is now seeking your feedback.
The planning proposal is to amend the Principal Development Area (PDA) Provisions in Clause 4.4B of LEP 2015. These provisions apply to developments situated on large lots, containing more than 4000m2 of land zoned C3 Environmental Management or C4 Environmental Living.
The key LEP amendments are:
Relocation of the PDA setback controls from the LEP to DCP 2015.
Replacement of the current requirement for the PDA to be screened from view from outside of the boundary, with a bushland character provision.
Minor amendments to the current PDA exceptions provisions for existing dwellings, including the application to dwellings approved under LEP 2005.
Minor amendments to the exceptions provisions for dwellings on lots containing large areas of Environmentally Sensitive Land.
Amendment to the definition of Notional Development Area in the LEP Dictionary.
Draft Amendment 6 to Blue Mountains Development Control Plan 2015
In conjunction with the above Planning Proposal, Blue Mountains City Council has also prepared draft Amendment 6 to the Blue Mountains Development Control Plan 2015 (DCP) and is now seeking your feedback.
The key DCP amendments are:
Add a new section to the DCP - Part B4: Principal Development Area.
Extend the application of the Single Dwelling Design Considerations in DCP Part B3.2 to the C3 Environmental Living Zone.
The DCP amendments will not be progressed through the Planning Proposal, but are being publicly exhibited at the same time, as they are designed to work together.
You can make a writen submission by one of the following methods:
